What size can the garden room be?
Up to 15m² .
The minimum is 2m x 2m. Enough space for a single desk or a small snug.
The maximum is 5m x 3m. This is the size limit of the ‘permitted development’ projects.
Any size in between is OK but must be divisible by 1 meter as all the vertical modules are 1 meter in width.
Are the electrics included?
Each cabin is provided with the following:
1 double socket
1 ceiling rose for a pendant light
1 light switch.
1 weatherproof garage fuse box.
25 meters of armored cable.
All the electrics are signed off by our certified electricians.
How are the lighting and electrics connected to my house?
Our electrician will connect the cabin to a standard household fuse box.

WHAT IF I need disabled access to my garden room?
No problem.
We’ll work closely with you at the briefing stage to make sure we design your cabin around your specific needs.
Do I need planning permission?
No.
In the UK ‘permitted development’ projects allow for the construction of outbuildings within certain specifications. Our designs comply with these specifications. Please consider that the location of the cabin can not be positioned forward the wall that forms the principal elevation of the property. In a nutshell, anywhere to the side or behind your house is fine. We are sensitive the the needs of neighbors so please check with them if a proposed location can be seen from other gardens or houses.
What is included in the price?
There are no hidden taxes or extras: the price is the price for everything in the standard specification. The delivery, foundations, construction and your chosen paint finish are all included.
DO YOU PROVIDE OTHER PRODUCTS AND SERVICES?
We have a range of partner products that we can provide in addition to the standard specifications.
Our wood burner range starts at £1980 including installation, VAT and 2022 compliance certification.
A range of real flame effect electric heaters starting at £1250 including installation and VAT.
We have a full range of flooring available.
A range of kitchen units and appliances for outdoor kitchens and barbecues.
Demolition and removal of existing structures starting from £500.
A range of double glazing tints, frosting and patterns.
A range of integrated blinds, electric close mechanisms and curtains.
How long does the build take?
Around 6-12 days.
Typically, we’ll need no more than 7 days on site. We will arrange dates that fit your schedule when we discuss the build.
As all modules are hand-built there is a lead time of around 2-4 weeks.
What access do you need to my garden?
We need somewhere to park near the site to unload the modules.
We require a path to access the garden as we cannot walk the units through your home.
There is no need for vehicle access into the garden as we can walk all of the prefabricated modules to the site.

DO YOU COVER MY AREA?
We ship UK wide if you have your own builder to put your cabin together (delivery charges apply). Right now we only provide construction within specific areas of South East London. Please contact us to check if we cover your area.
Where is the timber sourced?
All the timber is from FSC approved sources.
The Forest Stewardship Council (FSC) is an international non-profit, multi-stakeholder organisation established in 1993 to promote responsible management of the world's forests. The FSC does this by setting standards on forest products, along with certifying and labelling them as eco-friendly.
How long is my cabin guaranteed for?
10 year no-rot guarantee.
To qualify for the 10 year no-rot guarantee the exterior must be painted with a high quality wood preserving paint yearly and kept clear of debris buildup.
Your cabin is designed to withstand the British weather. If there are extreme or outside factors - such as water splashing or collecting on or near the structure due to another structure or over growth etc - these fall outside of the guarantee we provide.

What is the roof material?
It is a rubber material called EPDM.
EPDM roofing system with a proven track record of over 50 years service life and is recognised as one of the most reliable, durable and sustainable materials for your cabin roof.
Where are the prefabricated modules built?
The cabin modules are prefabricated in our workshop in South East London.
How close can the cabin be to the property perimeter?
As the cabin design falls outside of planning regulations there is no restriction on the distance, though we recommend a 0.5m gap for maintenance.
Which way should my roof slope?
The sloping roof is at its highest point across the front face of the building.
This is to drain water to the back of the building and to ensure maximum light into the front elevation.
How far do the bi-fold doors fold back?
They fold back to 90 degrees.
